    • i. Visiting you at the property and providing you with a rental valuation and any other advice in regards to letting out your property.

    • iii. Carrying out the necessary credit checks, obtain and evaluate references.
    • iv. Prepare the tenancy agreement and arrange the necessary signature(s) from the tenant.
    • v. Collecting a deposit which will be treated in accordance with the current legislation.
    • vi. Prepare a schedule of condition and an inventory of the property.
    • vii. Check the tenant in to the property and agree the inventory.
    • viii. Assist with the transfer of utility services (gas, water, electric & council tax) in to the tenant’s name.
    • ix. Receive rental payments in advance from the tenant and make prompt payment to you together with a detailed statement.

  • d. Help if things go wrong (Legal Services)
    • i. However well we check and take precautions, none of us has a crystal ball to see how things might unexpectedly change. There are times therefore that you may wish to gain procession of a property from a problem tenant. There are severe penalties for not doing things the correct legal way which is why we have introduced “Coastalhomes Advocacy Service” This is a specialized service that will give the correct notice and apply to the courts on your behalf and even instruct bailiffs in extreme cases. By using us you will get the fastest possible eviction of problem tenants
  • e. BMV (Below market value properties) investment properties. Through our associate company ‘Property Buyers Wales’ we are often able to source investment properties in North Wales (and sometimes other areas) with a substantial reduction on a RICS valuation usually on  a “no deposit deal”.
